Off-market villas in Saint Tropez, Costa Smeralda, Ibiza, Mykonos and Capri are held by a small set of specialist agents — typically 6 to 12 per market — who coordinate availability on a 48 to 72-hour cycle in peak summer.

Standard inventory: 6 to 14 bedrooms, full staff (resident butler, chef, housekeeping, security), private beach access or jetty, infinity pool, and concierge-coordinated provisioning before arrival.
